Our newly built craftsman style home is a fully equipped single level home. Your family will enjoy the open floor plan with plenty of room for cooking, dining and enjoying time together. With a fully equipped kitchen you can enjoy a meal inside or on the covered patio. Our driveway makes for a convenient place to park. Experience the local restaurants close by and those in down town just 3.5 miles away. Our home is situated in a great location for exploring all Southern Oregon has to offer.

Our craftsman style home is located in a new neighborhood with an open concept living room, dining and kitchen area.

Situated only 3.5 miles to downtown allows for easy access to great restaurants and shopping.

Our kitchen is fully equipped for those who like to cook.

The living room offers a 55″ streaming TV for entertainment.

The master bedroom is spacious with king size bed, en suite bathroom and streaming TV.

Two additional bedrooms – each have queen size beds, closet space with extra blankets, pillows and luggage racks for your convenience.

One bedroom is equipped with a desk and one with a streaming TV.

The second full bathroom has a tub/shower combination.

Free Wifi is available through out the home.

Laundry room with full size washer and dryer lets you pack lighter.

We are always here for our guests if they need help with anything during their stay. Anytime help is needed, please message us through the Airbnb portal and we will respond and help in any way we can but we will not be at the property during any booked stay.

Newly constructed neighborhood is only 3.5 miles from down town. With nearby restaurants, grocery stores, pharmacies, etc.. Our home is in a great location for exploring Grants Pass and all Southern Oregon has to offer. The property is centrally located to be able to take advantage of all the amazing activities that our region has to offer. Whether you want to hang out by a lake, go snowboarding/snowmobiling, take a drive down a mountainous country road, fish our local river, hike/bike our local trails and a number of many more activities, this property is smack dab in the middle of it all!

-Parking is free in driveway. No RV or trailers allowed in parking spots.
-Local bus stop is less than a mile from our home.
-Local taxi services are available in our area.
-Grocery stores and restaurants are close by (1.5 mile)

Our home is family friendly. With a fenced back yard and covered patio.

No smoking in our home or on the property is allowed (fines apply). No pets at any time (fines apply). No parties or events are allowed at any time. We value our neighbors and ask that our guests do as well.

  • - No third party booking with out our approval. + We, the hosts, have the right to inspect the premises without prior notice at any time to enforce the rules of this agreement to rent our house. We take pride in ensuring that our house stays clean at all times. + The carpet in the house is brand-new, and we have deep cleaned our floors. For that reason, we ask that no shoes be worn in the house at all times. Please leave your shoes on the floor by the front door upon entry or re-entry into the house. If we notice shoe prints or any dirt dragged in from shoe prints on the floors or carpets, the extra cleaning fee will come from your security deposit. + We understand and appreciate that our guests do pay a cleaning fee. This fee covers the cost of our professional cleaners to sanitize by following AirBnB's 5-step enhanced cleaning process as part of the COVID-19 safety practices, the cost to wash and accordingly replace linens, and the cost to restock all essentials. + For any guest who books a stay of 2 weeks or more there will be an extra "half-cleaning" that is required to be scheduled for the stay. The half cleaning will encompass my professional cleaning company having full access of the property where they will clean all the counter tops, change all of the bed linens and clean both of the bathrooms. This half cleaning will be added to the cost of the stay and will be paid by the guest. The cost of the half cleaning is $85. + There will be a washer and dryer if you'd like to clean your used linens yourselves. Please do not wash the blankets/comforters unless there is a reason that they need to be washed. If such a reason occurs, please notify us through the Airbnb messaging portal and we will assess the situation in regards to washing the blankets/comforters in the available washer and dryer. + There is a broom and mop located in the Hall closet for your use in order to keep the house in good working and clean condition during your stay and also upon your departure. + You will be provided with numerous essentials during your stay. We do ask a few things of you regarding these: 1) please do not flush anything other than toilet paper down the toilet; 2) please use our provided makeup remover wipes when removing makeup, as opposed to our towels & washcloths; and 3) please place dirty towels & washcloths in laundry basket on the washing machine before you check out. + Smoking is NOT allowed anywhere in or at the property. If any cigarette or marijuana is detected by ourselves / cleaning crew or our smoke monitoring device, there will be an Airbnb case started. Smoke smell is extremely difficult and expensive to eliminate, and we don't need our new carpet and appliances smelling like it. If we notice any cigarette or marijuana smell or residue, there will be a $500 smoke cleaning fee applied. Please be aware that smoke smell tends to remain on clothes, can rub off on our furniture and linens, and can float into the house (especially if the door is left open and the wind is blowing that direction). Please do your part to avoid paying this expensive fee and maintain the cleanliness of our home. + There are no parties allowed. In addition to the global AirBnB party & event ban, our neighbors have little kids and, while largely friendly, expect the utmost level of privacy. That means after 9PM on weeknights and 11PM on weekend nights, noise level needs to be reduced to a minimum. The last thing we need is a neighbor's complaint about noise or parties. 1st noise complaint: $250 dollar fine and a call to Aribnb. 2nd noise complaint: $500 fine and a case started with Airbnb and a negative review left. 3rd noise complaint: $500 fine and immediate eviction. + The number of guests on the booking reservation must not be exceeded any given time during the reservation without detailed, written consent from the hosts. Additional guests add to our home's wear & tear & drive up our costs unexpectedly. Any extra guests that enter the premises without the hosts' prior consent will result in a $100 dollar fee per person per day that they are present. + We ask that our guests please use the front door when entering or leaving the house and that they ONLY use the front door when entering or leaving the property. + We have exterior cameras on the property and they will be on during your entire stay to ensure the protection our property, the respect of our neighbors and most importantly, you as our guests. + We have a strict checkout time of 11AM, in order to give our cleaners ample time to sufficiently clean the house prior to the arrival of our next guests. + Guests waive all rights to process if they fail to vacate the property upon their rental period's termination. In the event that there is an unauthorized late checkout, there will be a $50 fee. If a guest is still in the unit over 2 hours past their scheduled checkout time and is unauthorized, they are responsible for paying that day's base rate - note that this does NOT mean that a guest will be allowed to stay that extra day. Unauthorized late checkouts have a snowball effect, in that they affect the experience of the next guests. As a result, any refunds that any affected AirBnB traveler receives from us, due to an unauthorized late checkout, must be refunded by the guilty party. +There are two free parking spaces in the driveway. Only Cars, SUV or regular size trucks are allowed parking. No trailers, or Rv's are allowed. +Be aware the kitchen and bathroom cupboards contain cleaning products, such as antibacterial soap, washing soaps, etc. and there are no child safety locks on these cupboards so supervision of children is essential. + NO animals or pets are allowed on the property. We love animals but not on this property. There will be a $500 fine for guests not adhering to this rule. + Please note that there will be a $150 fee for all lost/stolen remotes. +Before checking out, please do a thorough sweep of the property to ensure you are not leaving any personal items behind. Any items left behind will be collected by our professional cleaners and held for one week. You will be able to contact them through their business card that will be in the unit upon your arrival and pay them to package and ship your left behind item to you. After a week, all items will be discarded. +Strictly NO illicit drugs or activities permitted on the property. Inside the house or outside. +For long stays of 28 plus days - Our professional cleaners will clean the home 2 times per month at a cost to the guest of $85 per cleaning. This is in addition to the $160 final cleaning fee. + Please let me know that you have taken the time to read through and agree to the rules at the time you inquire about the property. We cannot rent to people who have not assured me they will take amazing care of this well-kept property. Each rule has been put in place to protect you, our guests and our property during your stay. Should you have any questions about the rules, feel free to ask prior too booking. + Please do your part to maintain these expectations to ensure that your stay here is a positive experience for all.
